New Build in Wandsworth

In a sensitive conservation area in Wandsworth HEAT have obtained planning permission and conservation area consent for a dramatic new-build house. From initial discussions with the client to permission being granted took only 12 weeks, partly thanks to an excellent working relationship with the helpful conservation team. The design uses soft red brick with red sandstone detailing picking up on the surrounding Victorian buildings. To provide confidence to the planners HEAT provided 1:50 elevations showing individual brick details. At the rear a glazed facade opens onto communal gardens with sweeping views. Conservation advice was provided by Montagu Evans.
Hampstead Basement Permission

HEAT have obtained renewed Listed Building and Planning consent for a sub-basement extension to a Grade II listed house in North London. The basement will include a family/media room, kitchenette and gym. The key to making underground spaces feel open and airy is the 4 metre eiling height and the wall of glazing leading out onto a patio, paved in the same material as the room itself. Detailed design is ongoing.
Kensington and Chelsea Pre-App

Following extensive and detailed pre-application negotiations HEAT are submitting this projectfor a Grade II listed house in Knightsbridge to the Royal Borough of Kensington and Chelsea. The work includes a new mansard roof, rear extension, basement and lift for this house dating from 1840. RBKC have recently brought in a comprehensive new policy for basement excavations. The Pre-App Maze

As the planning process becomes more complex with greater quantities of information required at the planning stage an informal pre-consultation has become more important allowing applicants to test the water, develop a design collaboratively with the planning authority and provide more certainty at the application stage.
Whilst the application process is governed by statute our experience of pre-applications shows troubling variation across London, with timescales and fees widely varying. Some councils are beginning to formalise the process and charge fees for pre-applications, but this is an area where a best-practice review is overdue. We conducted research into the pre-applications offered by the main Central London authorities that we deal with and have compiled the information for you into a table that will help to answer many of the questions that we have come across in our work with Planning Officers.
Commonly each Council will offer a free advice for simple planning queries through a Duty Planner, who offers advice over the phone or in person. Advice is given in good faith and does not guarantee the acceptance of the Planning Application and there is no written feedback as distinct from the pre-application process.
